How is the monthly payment calculated?

We use the standard amortisation formula: M = P × [r(1+r)ⁿ] ÷ [(1+r)ⁿ−1], where P is the loan amount, r is the monthly interest rate, and n is the total number of payments. This matches how Kenyan banks like KCB, Equity, and NCBA compute repayments.

What interest rate should I use?

Kenyan mortgage rates currently range between 12% and 14% per year. Use 13% as a baseline, then adjust based on quotes from your bank. Fixed rates give you certainty; variable rates can go lower or higher depending on the Central Bank of Kenya (CBK) benchmark rate.

What is a good rental yield in Kenya?

A net yield above 7% is considered excellent in Kenya. Most Nairobi suburbs return 4–8%. Areas like Ruaka, Athi River, and Kitengela are currently popular for higher yields. Always subtract management fees, maintenance, and vacancy periods before deciding.
