In multi-unit buildings and shared compounds across Kenya, house rules are essential for maintaining harmony. They set clear expectations around noise, shared space maintenance, waste disposal, visitor policies, and parking — issues that generate the majority of neighbour complaints.
Standard House Rules Clauses
This template includes standard provisions covering the most common issues in Kenyan residential properties.
- Quiet hours — no loud noise between 10pm and 7am
- Common areas — corridors, parking, and gardens to be kept clean
- Waste disposal — use designated bins only
- Visitors — no overnight guests without prior notice beyond two consecutive nights
- Parking — tenants may only use their allocated bay
- Security — gate codes and access cards are not to be shared
- Pets — subject to prior written approval by management
- Laundry — drying on balcony railings facing the street is not permitted
Enforcing House Rules
House rules are typically attached to or incorporated by reference in the lease agreement, making them legally binding. Three written complaints about a rule breach within a tenancy period is usually sufficient grounds for issuing a formal notice to remedy or vacate.
