Screen Every Tenant Carefully

Renting without screening is one of the most common mistakes landlords in Kenya make. Before signing any agreement, verify the tenant's employment or income source, check references from previous landlords, and confirm their identity with a national ID or passport.

  • Request 3 months of payslips or bank statements
  • Call at least two previous landlords for references
  • Verify their workplace with a letter from their employer
  • Run a basic background check if possible

Always Use a Written Lease Agreement

A verbal agreement has no legal standing in Kenyan courts. Your lease should clearly state the monthly rent, payment due date, deposit amount, notice period, and rules about subletting, pets, and alterations to the property.

Document the Property Condition Before Handover

Take detailed photographs and video of every room before the tenant moves in. Create a written inventory of all fixtures, fittings, and appliances. Both parties should sign this document. This protects you from disputes about damage when the tenancy ends.

Collect an Adequate Security Deposit

In Kenya, the standard deposit is one to three months' rent. The deposit must be returned within a reasonable period after the tenancy ends, minus any legitimate deductions for unpaid rent or damage beyond normal wear and tear.
