Write a Clear and Accurate Listing

Your listing is the first filter. State the rent clearly, list what is and isn't included (water, security, parking), specify the minimum lease term, and be honest about the neighbourhood. Accurate listings attract serious applicants and reduce time-wasters.

Create a Simple Application Form

Ask all prospective tenants to complete a short application form. Collect their full name, national ID number, current employer and income, current address, and contact details for two references. This creates a paper trail and lets you compare applicants fairly.

• Current employer, job title, and monthly income
• Emergency contact and previous landlord contact
• Reason for moving from current residence

Interview the Applicant

A 10-minute conversation — in person or by phone — tells you a lot. Ask why they are moving, how long they intend to stay, and whether they have pets or plan to share the unit. Trust your instincts, but base your final decision on facts, not impressions alone.

Verify and Decide

Call each reference, confirm employment, and review the bank statements. Choose the applicant with the strongest verified income, good references, and the longest intended stay. Avoid selecting tenants purely based on how quickly they can pay — urgency can be a red flag.
