Can my landlord enter without notice?
No. Your landlord must give reasonable notice — generally 24 to 48 hours — before entering the property, except in genuine emergencies such as a burst pipe or fire. Entering without notice is a breach of your right to quiet enjoyment.

What can be deducted from my deposit?
A landlord may only deduct costs for unpaid rent, damage caused by the tenant beyond normal wear and tear, and cleaning costs if the property was not returned in the same condition. They cannot deduct for general ageing of paint, carpet wear, or minor scuffs.

Can I sublet my apartment?

What do I do if repairs are not done?
First, send a written request to your landlord specifying the repair needed and a reasonable deadline. If there is no response, send a formal notice. If still ignored, you may approach the relevant local authority or the Business Premises Tribunal for assistance.
